Representing an area of 21.5 hectares, the site for the residential district of the International Media Production Zone occupies a prime location with a frontage to an expansive lagoon and good access to Dubai’s wider transport network.
Overall, the Master Plan provides a framework for 350 units of varying typologies with supporting retail, commercial, leisure and recreational activities.
The structure of the master plan was arranged to encourage views across the lagoon and facilitate the movement of private traffic and public transport through the development in a clear and legible manner.
A series of pocket parks are evenly distributed to be within a 100 meter walking distance of all units. A mixed-use complex provides an active frontage to the lagoon while a more community orientated centre is located at the heart of the development. A boulevard connects each of these and creates a secondary frontage of value to that of the lagoon.
Various environmental design considerations include channelling cooling breezes through the site, minimising direct solar gain in units, a network of shaded pedestrian routes and a sustainable urban drainage strategy.
Deliverables included the provision of Design Guidelines and a phasing strategy while site clearance and grading commenced in 2014.
